Building in Perth

Four things that shape every Perth home

General context, not site-specific advice. Every project begins with an assessment of its own conditions.

  • A Mediterranean climate

Hot, dry summers and mild, wet winters. The afternoon sea breeze, known locally as the Fremantle Doctor, is a valuable source of natural cooling near the coast.

  • Sand, clay and rock

Much of the metropolitan area sits on the sandy Swan Coastal Plain, while the hills bring clay, gravel and rock. Soil classification guides the footing and slab design.

  • Planning frameworks

The Residential Design Codes set state-wide standards for housing, supplemented by each council’s local planning scheme and policies, including heritage areas.

  • Bushfire and coastal exposure

Bushfire-prone areas require a BAL assessment and construction to AS 3959. Near the ocean, materials are chosen for their resistance to salt corrosion.

Our illustrative projects range from a pool house a short walk from Cottesloe Beach to a compact pavilion on a sloping block in Darlington. Each responds to a different set of local conditions.
