A beautiful material that fails within a few years is not a luxury. On the coast, the most refined homes are often the simplest in their palette: a handful of materials chosen because they handle the environment gracefully.

Respecting salt air

Airborne salt accelerates corrosion, particularly within a few hundred metres of breaking surf. Australian Standard AS 4312 describes atmospheric corrosivity zones, and many manufacturers tie their warranties to a home’s distance from the coast. We check this at the start of design, because it affects everything from window frames to roof sheeting.

  • Specify stainless steel fixings of a suitable marine grade for exposed locations.
  • Choose powder-coat and roofing products rated for the site’s exposure.
  • Design details so that rain can rinse exposed surfaces rather than leaving salt to collect.

Timber that silvers

Some hardwoods weather to a soft silver grey when left uncoated. Clients who accept that change from the start enjoy a facade that needs little more than an occasional wash. Where a warm timber tone is important, we use it in sheltered places, such as soffits and entries, where coatings last much longer.

Choose materials whose ageing you would welcome, not merely tolerate.

Stone and masonry

Limestone has a long history in Perth building, and honed stone remains a natural fit for walls, paving and thresholds. Dense, well-sealed stone tolerates sandy feet and salt spray. Pale masonry also reflects heat, keeping outdoor areas cooler underfoot in summer.

Interiors that carry the outside in

Inside, we often echo the exterior palette: oak or spotted gum floors, limestone or terrazzo in wet areas, and linen-toned walls. Repeating materials across the threshold makes rooms feel larger and keeps the home calm.

Planning for maintenance

Every home we hand over includes a care schedule tailored to its materials: when to wash down windows, how to re-oil a door, when a sealant should be checked. A few hours of care each year keeps a coastal home looking as intended for decades.
